Why we started doing this
We have run short-term rentals in Walkerville for about seven years. In that time we learned that owning property is not one job — it is a management job, a customer service job, a pricing job and a trades job, and most owners end up paying four companies to do them slowly.
Distillery Management is the company we wanted to hire. The people who manage the property also clean it, cut the grass, and fix the wiring and the plumbing. One schedule, one invoice, one accountable party.

Short-term rental and Airbnb management
Running a short-term rental well is a pricing problem wearing a hospitality costume. We manage rates against real demand — festivals, weddings, border traffic, the county's wine season — instead of setting a number in January and leaving it there.
Operationally, guests get answered quickly, turnovers are staffed by our own cleaners, restocking is tracked, and maintenance is handled by our own trades rather than a contractor who may not call back. Owners get a straight monthly report.
We will also tell you when short-term is the wrong answer for your property. Sometimes a good long-term tenant earns more with a tenth of the work.
Long-term rentals and property management
Marketing and showings, screening, leases, rent collection, inspections, maintenance and renewals — the full cycle, with the property kept in a condition that holds its value. Because the trades are in-house, repairs happen in days rather than weeks, and you are not paying a management fee on top of a marked-up subcontractor invoice.
Trades under one roof
Most property managers are coordinators: they take the call, add a fee and phone someone else. We have licensed electricians and licensed plumbers on our team, alongside our cleaning and lawncare crews. A no-hot-water call on a Sunday is a dispatch, not a search.

How pricing works
Long-term management is a percentage of rent. Short-term rental management is a percentage of revenue, priced against how much of the operation we carry. Trades, lawncare and cleaning are quoted per job or on a recurring schedule. Email the address and unit count and we will send a real number — no sales call required.
